Company: Refers to Land Acquisitions LLC. Services: Includes all property acquisition services provided by the Company.Seller: Refers to the owner of a distressed property considering or undergoing a sale to the Company Property: Refers to any real estate considered for purchase by the Company.

3. Scope of Services

Land Acquisitions LLC specializes in purchasing distressed properties in Maricopa County, Arizona. Distressed properties may include those facing foreclosure, significant repairs, or financial distress.

4. Eligibility

By using our services, you confirm that:

You are the legal owner of the property or have the legal authority to sell the property. Youare at least 18 years old.The property is located in Maricopa County, Arizona.

5. Property Evaluation

The Company will conduct a thorough evaluation of the property, including but not limited to, physical inspection, market analysis, and title verification.The Company reserves the right to decline any property based on its evaluation criteria.

6. Offer and Acceptance

After the evaluation, the Company will present a written offer to the Seller.The Seller may accept or reject the offer within the specified time frame indicated in the offer.Acceptance of the offer must be communicated in writing.

7. Purchase Agreement

Upon acceptance of the offer, a formal Purchase Agreement will be drafted and signed by both parties.The Purchase Agreement will outline the terms of sale, including the purchase price, closing date, and any contingencies.

8. Closing Process

The closing process will be conducted through a licensed title company or real estate attorney in Arizona.All closing costs, unless otherwise stated in the Purchase Agreement, will be covered by the Company.The Company will ensure clear title transfer and resolve any outstanding liens or encumbrances.

9. Confidentiality

The Company will maintain the confidentiality of all non-public information provided by the Seller during the evaluation and negotiation process.The Seller agrees to maintain the confidentiality of the terms of the offer and the Purchase Agreement.

10. Limitation of Liability

The Company shall not be liable for any indirect, incidental, or consequential damages arising out of or related to the sale of the property.The Company’s total liability shall not exceed the purchase price of the property.

11. Governing Law

These terms and conditions are governed by and construed in accordance with the laws of the State of Arizona. Any disputes arising under or in connection with these terms shall be subject to the exclusive jurisdiction of the courts located in Maricopa County, Arizona.

12. Amendments

The Company reserves the right to amend these terms and conditions at any time. Any amendments will be effective immediately upon posting on the Company’s website or other communication to the Seller.
